Terms and conditions
The respective responsibilities of PlusHouse, agencies, property owners and visitors.
Document version: 2026-10-23
The current legal documents are available in English and Albanian. This is the English version. Select Shqip to read the Albanian version.
1. Operator, scope and acceptance
PlusHouse is operated by PlusHouse Dev L.L.C., business number 812366062, Jashar Salihu 51, Prishtinë, Kosovo. Contact: info@plushouse.eu; privacy matters: privacy@plushouse.eu. These terms cover the website, consumer and business apps, agency tools and related services.
Review these terms before registering or ordering services. Agency use is also subject to the Agency Rules and, where PlusHouse processes private client records on an agency's instructions, the Data Processing Addendum. The Privacy Policy is a notice about processing; reading it is not blanket consent to optional marketing or AI uses. A version date alone does not establish a user's acceptance. Material changes apply prospectively following the notice and acceptance required by law or contract.
2. Platform role and separate property transactions
PlusHouse provides listing publication, discovery, communication and agency management tools. Providing these tools does not appoint PlusHouse as the agency, seller, landlord, buyer, tenant, notary, lender, property manager or escrow provider in a property transaction. A separate written agreement is required if PlusHouse expressly undertakes a different service.
Property mandates, viewings, negotiations, commissions, deposits, contracts, handover and aftercare are agreed with and performed by the identified agency, owner or other transaction party. A listing, inquiry, appointment, CRM deal stage or AI response does not transfer ownership, create a tenancy, approve credit or establish a legal guarantee.
3. Accounts and authority
You must have legal capacity to enter the relevant agreement. Agency representatives must have authority to bind their business and to manage its listings and client data. Keep account details accurate, protect credentials, limit team permissions and report unauthorized access promptly. Responsibility for account use is assessed according to the facts and applicable law, including any fault of PlusHouse.
4. Agency responsibility for properties, documents and clients
The agency identified on a listing is responsible for the properties published on its profile, including content posted by its authorized staff, imports and submissions it chooses to publish. It must obtain and retain the owner's mandate; verify the facts, ownership or lawful authority, restrictions, permits and documentation appropriate to its service; disclose price, commission, material defects and mandatory charges; keep availability current; and remove expired or unauthorized offers.
The agency is responsible for lawful document collection and handling, contacting and serving clients, answering inquiries, arranging viewings, negotiating within its mandate, explaining its charges, preparing or obtaining legally required agreements and professional advice, and meeting its tax, licensing, consumer, anti-discrimination and any applicable anti-money-laundering obligations. Platform assistance, administrative publication or an automated check does not transfer these duties to PlusHouse.
5. Individual owners and rental submissions
Individuals can browse, contact agencies and submit property details to an agency through the owner submission service where available. The current publishing workflow requires an approved agency; direct self-publication of individual rental listings is not currently available. A submission is not a public listing or an agency mandate by itself.
An owner submitting a property for rent must have the right to let it, provide accurate information, disclose restrictions and obtain any co-owner or other required permission. The selected agency must agree its role and fees separately and remains responsible for any listing it publishes. If direct individual rentals are introduced, the owner will be identified as the responsible advertiser and must accept the rules presented for that service before publication.
6. Content rights, visibility and verification labels
You retain your rights in lawful content and give PlusHouse a non-exclusive license to host, reproduce, format, translate and display it to deliver the requested service. Public listing material may appear in search engines, listing previews and promotion of that listing. This license does not permit public advertising of private vault documents or reuse of private client records for unrelated marketing.
You must have the necessary rights in photographs, floorplans, logos, descriptions and contact details. Confirm AI-generated text and translations before relying on them. Approval, a verification badge, featured placement or an AI review means only the check or placement described by the service; it is not certification of title, solvency, property condition, agency licensing or transaction safety. Sponsored placement is advertising, not a recommendation to enter a transaction.
7. Safety, reports and moderation
Fraud, misleading offers, discrimination, impersonation, unlawful disclosure, spam, malicious uploads and unauthorized access are prohibited. Verify the counterparty and relevant documents independently before signing or paying; use appropriate professional and payment safeguards.
Report content through the available report tools or info@plushouse.eu, identifying the listing or account, the concern and supporting facts. PlusHouse may investigate, seek clarification, restrict access, remove content or suspend an account proportionately to a breach, legal obligation or safety risk. We will handle sufficiently specific notices and binding orders diligently and explain decisions and review options where required. See the Complaints and Content Notices procedure. These terms do not remove our own legal duties after a notice.
8. Paid services, cancellation and refunds
A property price or agency commission is separate from any PlusHouse fee. Before ordering a PlusHouse promotion or other paid service, review its merchant, features, total price and taxes, duration and any cancellation or renewal terms. A promotion does not guarantee inquiries, ranking, a sale, a tenancy or financing. Do not pay for an unavailable feature.
Mandatory consumer withdrawal, conformity, refund and complaint rights remain available. Starting a service or ticking a general terms box does not automatically remove a withdrawal right. Any early-start request or lawful waiver must satisfy the requirements for the particular service and be separately recorded where required. A refund may remain due for non-delivery or other legal grounds. Report billing problems to info@plushouse.eu with the payment reference; never email full card details.
9. AI, estimates and credit information
Search assistance, translations, valuations, document summaries, generated images and finance calculations may contain errors. They are informational aids and require human verification. A generated image must not be presented as the current condition of a property. Do not submit confidential or sensitive material to an optional AI feature unless you are authorized and have reviewed its data use.
PlusHouse does not issue a credit decision, perform a bank affordability assessment or guarantee a bank offer through its calculators. Calculations use stated assumptions and may exclude fees, insurance, taxes and rate changes. Only the relevant licensed institution can provide its binding finance terms. See Credit and Financial Information.
10. Allocation of liability
Agencies and other advertisers are responsible for their own representations, documents, services and transactions. PlusHouse does not promise that third-party content is accurate or that the service will always be available. We remain responsible for our own conduct and obligations under applicable law; these clauses do not create an exemption merely by describing the service as a platform.
For business customers acting in their trade, to the extent permitted by law, PlusHouse's aggregate contractual liability for ordinary service failures in a twelve-month period is limited to the greater of EUR 500 and the fees paid to PlusHouse by that customer in that period. To that same extent, indirect losses and lost business profits are excluded. This business limitation does not apply to consumers.
No exclusion, cap, indemnity or other term limits liability for fraud, intentional misconduct, gross negligence where it cannot lawfully be limited, death or personal injury caused by fault, non-waivable data-protection liability, or mandatory consumer and other statutory rights. Liability for a property dispute is determined by the parties' actual conduct and applicable law.
11. Business indemnity
An agency or other business customer must reimburse reasonable, documented losses and third-party claim costs to the extent caused by its unlawful content, lack of mandate, breach of these terms or misuse of client data. This obligation is proportionate to its responsibility, does not cover PlusHouse's own fault, and does not transfer penalties where prohibited by law. PlusHouse must notify the business reasonably, permit meaningful participation in the defense, mitigate loss and not agree a settlement imposing obligations on it without consent. This business indemnity does not apply to consumers.
12. Ending use and disputes
You can stop using the service, withdraw a listing using available controls or request account deletion. Ending access does not extinguish existing property contracts, valid payment obligations, complaint rights or justified legal retention. Where lawful and feasible, business users may request export of their private records before closure.
Kosovo law governs the platform agreement subject to mandatory protections applicable to you, including in your country of residence. Competent courts and regulators remain available; no clause requires a consumer to waive a legally protected forum or to exhaust an internal complaint before exercising a statutory right. Invalid provisions are limited or severed only to the extent legally permitted. Albanian and English versions should be read consistently; mandatory language and consumer rules take priority in a discrepancy.
