The current legal documents are available in English and Albanian. This is the English version. Select Shqip to read the Albanian version.
1. Business agreement and authority
These rules supplement the Terms and Conditions for an agency using PlusHouse. The agency must be accurately identified, lawfully established and authorized for its activities in each relevant market. Its representative must have authority to bind it. Agency approval is permission to use the platform, not a license or a government endorsement.
2. Every property on the agency profile
The agency accepts responsibility for all listings attributed to its profile, including staff posts, imported offers and owner submissions it approves. Before publication it must obtain and retain an adequate mandate or other lawful authorization, check the identity and authority of the instructing party and verify relevant property facts and documents within the scope of its professional and legal duties. It must not publish merely because a property appears on another website.
3. Accurate offers and ongoing management
- State the actual price or explain price-on-request; disclose commission, deposit, mandatory fees and material restrictions or defects without misleading omissions.
- Check address, area, photographs, transaction type, ownership or authority, permits and status before making claims. Do not represent AI-generated or staged images as the current property condition.
- Keep availability and contact details current; mark sold, rented, withdrawn or expired properties promptly. Correct errors and remove unauthorized content when notified.
- Obtain media and intellectual-property rights and avoid discriminatory eligibility criteria, deceptive promotions, duplicate spam and false verification claims.
4. Contacting and serving clients
The agency is responsible for contacting and serving clients who inquire about its offers: answering accurately, organizing viewings, conducting negotiations, explaining representation and fees, handling complaints and arranging any required notarial, legal, valuation or financial advice. An inquiry routed by PlusHouse is a contact request, not a guaranteed qualified lead or authorization for unrelated marketing.
The agency handles property contracts, deposits, commissions, handover and aftercare under its own client agreements. It must identify the actual contracting parties and permitted payment recipient. PlusHouse is not a party to that property agreement and does not hold a deposit merely because an amount or deal is recorded in the CRM.
5. Contracts, ID documents and the private vault
The agency determines which documents it lawfully needs, obtains an appropriate legal basis, provides privacy information to affected people, verifies authenticity where required, limits staff access and sets lawful retention. Upload only necessary material, redact unnecessary identifiers and avoid special-category or criminal-record information unless the processing is lawful and supported for the specific purpose.
The vault is a workflow and storage tool, not a notarial archive, title guarantee or legal verification service. Keep any independently required originals and business-continuity copies. An optional AI analysis can transmit the full selected document and relevant CRM matching data to a configured provider; obtain the necessary authority, minimize the input and review the output. Do not run confidential documents through AI without approved provider terms and lawful transfer safeguards.
6. Staff, access and independent data responsibilities
The agency must authorize staff, assign the least access needed, review permissions and remove departing personnel promptly. It is responsible for its instructions and lawful use of client information. PlusHouse retains its own security, confidentiality and processing obligations; the agency's duties do not waive them. Private processing on the agency's behalf is governed by the Data Processing Addendum; public publication and platform security have the distinct roles explained in the Privacy Policy.
7. Local professional obligations
The agency must comply with applicable licensing or registration, taxes, advertising, tenancy, property, consumer, anti-discrimination and professional requirements. If anti-money-laundering, sanctions, beneficial-owner identification or suspicious-activity duties apply to it, it must perform them itself and avoid prohibited disclosure of reports. A platform account does not replace these checks or establish that PlusHouse has performed them for the agency.
8. Evidence, notices and remedies
On a reasonable, specific concern, PlusHouse may request a proportionate proof of authority, correction or other relevant information, without requiring unnecessary unredacted ID documents. We may restrict the affected listing, investigate or suspend services as legally appropriate and provide reasons and a review route where required. The agency must cooperate with legitimate complaints and protect evidence without retaliating against reporters.
The business liability and proportionate indemnity provisions in the Terms apply. They do not excuse PlusHouse's own fault or override mandatory rights. Account closure does not erase existing agency-client obligations. A signed agency mandate and this platform agreement serve different purposes and must not be confused.
